Questions to ask the landlord

Use these questions to reduce risk before viewing, during viewing, and before paying/signing.

Before viewing

  • Is the apartment available now? What’s the minimum rental period?
  • What’s included in rent vs extra (czynsz/admin fees, utilities, internet)?
  • How much is the deposit (kaucja) and when is it returned?
  • Who is the landlord (owner vs agency)? Can you share a draft contract?
  • Can you confirm the exact address and allow a normal viewing?

During viewing

  • What’s the heating type and typical winter costs?
  • Any issues with noise, neighbors, humidity, mold, or maintenance?
  • What furniture/appliances stay and what condition are they in?
  • What are the house rules (pets, smoking, guests, subletting)?
  • How are repairs handled and how fast do you respond?

Before paying/signing

  • Can I see proof of ownership or authorization to rent this apartment?
  • Who exactly should I pay (name on bank account) and what is the payment schedule?
  • How is the handover done (keys, protocol/protokół zdawczo-odbiorczy, meter readings)?
  • What are termination rules (notice period, early exit conditions)?
  • Will you register the contract / allow meldunek if needed?
